Colorado Association of Realtors (CAR) just released real estate numbers for June for Larimer County, and as you can see, prices are holding steady, housing supply has dropped (significantly), and properties sold has increased. What does this mean?
Based on the numbers, Northern Colorado has more buyers and less sellers than last year at this time, and prices seem to have plateaued.
Perhaps the biggest eye opener here is that DOM (days on market) is drastically different if you are selling your house vs a condo/townhouse. From a year ago, house listing DOM increased slightly from 51 to 56 days. But for condos/townhouses, DOM climbed from 67 to 109. We have not seen that long of a DOM for condos in years in the Fort Collins - Loveland area.
